The Value of a Building Report
DO I REALLY NEED TO GET A BUILDING REPORT?
You may have an appealing home and have put a lot of time and effort into the presentation
and marketing strategy, but if you haven't got a builders report to satisfy buyers, banks and
insurers, then your efforts could be in vain as buyers will just vote with their feet and go off
to find a property that's got a building report which is instantly reassuring, making your
home easier to buy.

SO WHOSE JOB IS IT TO COMMISSION A REPORT? THE BUYER OR THE SELLER?
Debbie advises sellers to take the lead and get one done as part of your marketing
preparation. You can then choose who does it, and you are fully informed about your
property's weather tightness and compliance to building code before going to the market.
If there are issues, you have an opportunity to rectify or declare them. You lose strength of
negotiation when a buyer enlightens you to a defect on your own home which you were not
aware of. Buyers, banks and insurers all need evidence and reassurance about the weather
tightness, construction compliance and the structural integrity of the property.

More buyers are refusing to enter in to an auction or contract process if a building report hasn't been supplied. It's too costly and time consuming to have one done for every property they attempt to buy. Debbie gets a lot of positive feedback from buyers about the comprehensive information packs she provides.
A building report is an effective marketing tool that enables you to sell with confidence and your buyers to buy with complete confidence, particularly when bidding. There's nothing to hold back on.
