How We Work With Buyers

Thank you for the please and opportunity to work with you. Thank you for the opportunity to work with you in finding your property purchase whether it be a home or an investment. Working with me gives you the following advantages:

  • We are here to tune into you and interpret what you are wanting and what you are thinking. 

  • We are here to tell you about new listings as we check our daily new listings and as we hear about them, sometimes not even on the market. 

  • We are here for you to call and ask about any home. You can text, call or email us any time to check out a property you have seen on www.harcourts.co.nz, www.trademe.co.nz, www.realestate.co.nz, or check out a sign that you have seen on a property, or a property advertised in the Press, Property Press or Realtor. 

  • We are able to check in with other agents about their listings and with Property Guru for the property details and history, free of charge. 

  • As we spend time looking at property we learn what is important to you and how you need it. 

  • We can take you to homes outside of open home times and save you trying to co-ordinate various open homes during your time limited weekend and after hours. 

  • We save you the time having to repeat what you are looking for to 'umpteen' different agents when attending open home and I save you that same 'umpteen' number of follow-up phone calls from those open home agents. Follow up calls are a necessary part of our job on behalf of our owner, but it can be very tedious for you after 5-6 open home call backs. It is also how we (agents) prospect for our clients, and unfortunately some agents just do not give up even when you ask them too. 

  • You can trust us when it comes to representing your best interests at the time of negotiating. 

  • You have our loyalty and commitment to keep looking with you and for you until you have found your property. 

  • I will counsel you on bidding strategies should the property you find be an Auction property.

.... How does it work for me? 

I get paid once we have found you a home and your contract is unconditional. This is a service you don't pay for directly, but comes out of the selling commission of a sale. This effectively is paid for by the owner of the property that you buy. 

Our industry works like this:

If you make a call to an agent enquiring about a home, or walk into their open home without me having made the introduction by a prior phone call, you are the client of that agent for that home. Once they have your name, they will keep calling you. It is their job, until or unless you ask them not to. 

How you can help me protect that opportunity is by: 

  • Calling me FIRST for anything, even if it is a one-off long shot enquiry, it doesn't matter. I appreciate it. 

  • Call me first if you see a home whose open home you want to attend. If I can't make it through at that particular time with you, I will phone through and ask if the agent is ok for you to go on through without me. 90% of the time, they are. In the rare situation they will not honour you as my client if I am not present, I will do my best to rearrange my schedule or find another time that works for you to see it outside of the open home. Owners are very accommodating of this. 

  • I appreciate your loyalty in return, and in advance.
